The new Porchland 2 Jomtien Resort condo development off Soi Chaiyapreuk 1, covering an area of 2 rai 71 sqw, is in an idyllic location, midway between two lakes in one direction and between Jomtien Beach (800m away), and Sukhumvit Road (500m away), in the other.
This will give the fortunate residents quick access to the sea and/or the fast route into Pattaya and the national road network.

The Porchland 2 Jomtien Resort will start to be built any time now, as work commences on Building A, with the whole project due to be finished by October 2011.
The two condominium buildings, A and B, will be eight-storey low-rises; each housing 77 units, 11 units per floor, giving a grand total of 154 units. The three types of apartment will consist of 37.8 sqm Studios, (Type A), 50.4sqm Superior Studios (Type C – pool view) and 59.85sqm Deluxe units (Type B - sea-view).
The two types of corner apartments, those with views over sea or the swimming pool, will be constructed in the Lofts-style with extra-large wrap-around balconies.
  All units contain one bedroom, one lounge-dining room, a kitchen-pantry area, a bathroom and balcony, the differences being in their respective areas and type of balcony.
As such, the apartments will be sold as bare shells, currently with a free air-conditioning unit; however, appreciating that most purchasers will rarely be bothered to go through all the inconvenience of buying all the necessary fixtures and fittings and having them installed to bring the apartments up to a reasonable living standard, the developers, PM (Pattayamahanakorn 999 Co Ltd) have considerately included a variety of built-ins as well as furniture packages, with
an additional accessory package.
Going for these extra options will mean the prospective residents can move into their finished apartments just with a suitcase, or two.

The packages
The built-in package includes wall cupboards, and cabinets in the kitchen-pantry area, as well as ultra-modern cooking hobs and smoke extractors.
In the lounge-dining room, built-ins include storage cupboards, cabinets, shelving and backdrops where LCD TV screens can be located, similarly in the bedrooms. The price range starts from Bt150,000 to 180,000 respectively, dependent on apartment type.
The furniture package consists of bed, side table, sofa and chairs, side cupboards, and footrests/pouffes, and lamps; the prices depending on choice of items. The additional package, costing Bt10,000, includes sheets and bedding, wallpaper and curtains, as well as various knick-knacks and other extras.
Finally, catalogues are provided containing a variety of LCD wide-screen TVs, air-cons and refrigerators for purchase. If you go for the complete, comprehensive packages it will save much anxiety and stress, meaning you and your loved one/s may move in and set up home immediately.
You will notice if you go to visit the Porchland 2 showroom, which is highly recommended to get an adequate appreciation of what is on offer, that both the lounge and the bedrooms are equipped with LCD TVs, so that you and your loved one can watch independent programmes without intruding on each other’s enjoyment, or conveniently watch the TV while you are both in bed.
You will also notice that the interior lighting is energy-saving; a green feature to complement the nature outside the windows of the apartments. 
The prices for the apartments are extremely competitive, and well within the majority of buyers’ budgets, as are the terms of payment. The psm (price per square metre) is an incredible Bt19,900, almost unheard of in the vicinity. The respective starting prices are:

2 Superior Studio: Bt1,254,960
3 Deluxe: Bt1,939,140
  As can be seen, these prices are indeed competitive and represent among the cheapest apartments in the combined area of Pattaya-Jomtien, yet with full facilities, set in an enviable natural environment that the developers have done their utmost to make as convivial as possible.

Recreational facilities

The prices are also the same for foreigners and for Thais. You are recommended to go and see the project and its showroom as soon as possible, before the prices begin to rise.
