Good design sells ... is a concept that developers Heights Holdings (HH) firmly believe in. So, when establishing their business here
in Pattaya, they sought the best
in design.
And they believe they have found it in their collaboration with the Wandeegroup under the direction of leading architect Mario Kleff.
“There is no doubt in our minds – good design influences the sales process,” said a spokesman for HH. “The strong link between the two can clearly be seen with our W Tower project in Wong-Amat.”

Key factors
“We believe that the design plus the location are key factors in this,” he added.
“A unit in the tower will be one of the nicest in a good area both in terms of size and cost.
“It’s an iconic design, well ahead of its time.
“Why iconic? Well, W Tower uses minimalist design which removes everything you don’t need. As Mario Kleff says ‘it’s an instinctive design which, combined, makes the tower feel grounded while, at the same time, ethereal’.”
The HH spokesman went on to say that the tower boasts design and engineering concepts not seen elsewhere at present.
“If you look at other projects they look modern but, if you look carefully at the engineering design, you will see they are not,” he said.
W Tower has a much greater prevalence of steel layers within its concept. “Post-tensioning in the building is greatly increased compared to the norm,” he added.
Post-tension is the method of reinforcing concrete or other materials with high-strength steel strands (bars), often called tendons.

Shining through
“This over-engineering allows the minimalistic maximum of the design concept to shine through,” the spokesman said. “And this is reflected in the shape of the (38-storey) building at W Tower.
“To be successful we need cutting edge engineering and design concepts and, by working with Wandeegroup, we get them.”
HH’s vision is to develop living spaces and business opportunities. Thus Mario Kleff is able to design and invent business ideas which are completely aligned with the HH sales concept (see several examples pictured below).
We asked Mario for his definition of design. “Design is the combination of intelligence and aesthetics,” he said
Intelligence? “Whatever someone needs must be achieved through rational and logical steps. Good design follows the intellectual needs. Hence the ball is round. It is not round because you like it; it is round because
it needs to be that way.”
And aesthetics? “This comes in the form of emotional creativity which is balanced by the cultural and common desires of people.”

Influential
The spokesman for HH added: “In the same way as many leaders are able to influence people with words, Mario does it with design.”
Back to Mario. “The people who require these living spaces are, in fact, the creative directors,” he said. “The developer and the designer are merely the guides or tools who respond to their direction.” Ω
