Aprime position and an interesting mix of an al fresco resort hotel and two condominium blocks is a combination that will attract much interest from both investors and those seeking a home or holiday apartment right on the beach, writes John Davids.
The slogan for the Modus development which is close to The Sanctuary of Truth is “Absolutely Cool” and, certainly, the concept does sound “cool”.
With a low-rise hotel very close to the beach and the two condo blocks just behind, the project looks exciting and is a departure from the norm based on my knowledge of the local property scene.
The apartment blocks totalling 156 units will be on higher ground, allowing all units to have a sea view. Units will be either one or two-bedroom.
Having a hotel right on the doorstep has many benefits that will appeal to those thinking of buying into the apartments.

Proper maintenance
For example – and on a purely practical level – the presence of the hotel means that the site should always be properly maintained and security will patrol at all times.
The hotel plans to have its own limo service and run shuttle buses to the city. Services that condo residents will be able to access for a small charge.
And of course a hotel close by also offers a ready place to put up visiting relatives and friends, which can help avoid domestic disruptions and bathroom sharing.
Add to this the hotel’s coffee shop and restaurant and you can see why those living there need not stray far from the complex to enjoy life.
The two condo blocks will be seven-storey ones and the views will be stunning. Wong-Amat Beach is a much sought-after location and, as the pictures on the facing page show, the area around The Sanctuary of Truth’s coastline is a special one.

Own pools
Each condo building will have its own pool and all ground floor apartments will have direct access to them. These are in addition to the pools at the hotel.
There are three unit types on offer at Modus varying in size from 46 to 104 sqm and there are showhouses for two of them demonstrating the large balcony areas. Both are attractively and cleverly decorated in terms of making best use of all available space.
In common with most developments all the fitted items such as built-in wardrobes and kitchen and bathroom units are included in the price which starts at just a little more than Bt4m for a one-bedroom unit. If buyers like the room layouts they can ask for their units to be fitted out the same at extra cost.
Construction work is due to start next year with a view to completion in the December of 2012. Ω
