Flexibility, speed and quality are key reasons why The One Villas development is expecting great success in 2010.
The project is happy to adapt its designs to cater for individual tastes, can get the house built quickly – three months – and uses top materials.
“Obviously the buyer must like the basic concept of our houses,” said Sébastien Le Guyader (pictured below), marketing manager for the project. “But, once that is established, we are happy to adapt things within the design to suit the buyer.”
Sébastien gave examples. “In one of our pool designs the steps into it ran the width of the pool. A buyer said that he would prefer that they be just in one corner. We are happy to do that,” he said.
“If the buyer wants a window replaced by French windows we can accommodate that wish,” he added. “It’s a whole lot easier to take in changes when the house is yet to be built.”
And about the time it takes?
“We can dedicate our substantial workforce to concentrate on one building and get it completed in three months,” added Sébastien. “If the house is already partially constructed we may be able to complete it in four weeks.
“On our contracts it stipulates that we will pay Bt1,500 per day for each day of delay by way of compensation. Actually we do say that bad weather is outside that agreement.”
That shows confidence in their workers!
Another sign of flexibility is that The One Villas can offer houses unfurnished (with bathroom), semi-furnished (with kitchen and electrical appliances) or fully furnished.
The development is also flexible on payment terms and are working on a design that will bring the initial asking price under the Bt5m mark at Bt4.9m.
“It will be cheaper but it will still sit on a big plot but without a pool.”
One of the three showhouses has already been sold and is occupied. A replacement, showing the least expensive option, should start construction in the middle of this month.

The One Villas can be found by passing the Thai-Austrian Technical College that lies on the Sukhumvit south of Na-Jomtien and turning left at the big sign for the Budsaba Spa which can be found opposite the project. Ω
