AD Houses is a successful Thai company with five projects currently in the process of being developed: AD House, AD Garden Resort, AD Condominium, AD House Village and AD Garden Village.
Now, anyone travelling along Sukhumvit Road will have noticed that they have a new development due to start construction in April, 2010. The project in question is called Bang Saray Lake and Resort, to be developed in two phases.
The first phase consists of three buildings, containing 660 units and the second will start as soon as the first is complete, in approximately one year; it, too, will have a similar number of units.
REm had the pleasure of speaking to, Khun Yong – Aekrapipol Buapraiporniapat, the sales manager.

Bang Saray Village
For those unfamiliar with the area, Bang Saray, some 25 kms south of central Pattaya, is a seaside fishing village, rapidly becoming a small town, much like Pattaya some 25 years ago.
During the recent property boom, Bang Saray was hailed as due to become the new Eastern Seaboard Riviera, especially with the proposed development of The Beaches Water Theme Park. That said, The Beaches is on hold, seemingly indefinitely.
This does not seem to have dissuaded potential buyers from avidly seeking property bargains in the area, however, despite the fact that the promised infrastructural improvements have not yet occurred and the village retains its peace and tranquillity, which some may regard as a blessing in disguise.
Bang Saray is, however, becoming increasingly popular with property buyers looking for a holiday home and a relaxing beachfront lifestyle at an affordable price significantly below those of the more established beachfront areas of Pattaya, though, having said that, prices are creeping up.
The beach is very popular with Thais, especially at weekends, due to its white sand, clear water and ample number of seafood restaurants.
To those seeking to escape the madding crowd, the area holds considerable promise. There are a number of new residential property developments currently underway or in the planning stages in the Bang Saray area, including at least two high-end beachfront villa projects, as well as low- and mid-rise condominium developments

Bang Saray Lake and Resort
Bang Saray is largely popular with the Thais, which is probably why AD House decided to appeal to the Bangkok Thai residents whom have mainly been the target customers for Bang Saray Lake and Resort.
The company did apparently try advertising in the Bangkok Post for one day, but received no farang response, whatsoever. They also advertised in Thai Rak at high cost, which is why they have decided to confine their sales campaign mainly to shopping malls, such as Central Lat Prao in Bangkok and Central Plaza, Carrefour, Big C and Royal Garden Plaza in Pattaya.
So far 65 per cent of the units have been sold off-plan largely to Thais, with only 10 foreign buyers to date. This is relatively surprising as foreigners can hold 100 per cent freehold leases at the project, as well as the title deeds.
The price of the units is another incentive, the cheapest currently costing Bt695,000. As at least 90 per cent of those Thais who are currently buying units live in Bangkok and will mainly only come down for weekends and holidays, the resort will not be full all the time.
There are a few Thai retirees, however, who will be living there full-time and the sales manager, Khun Yong, suggested to REm that it would be a nice gesture for farangs to buy a retirement unit for their Thai in-laws in the project.
Some of the other foreigners who haven’t actually bought in their own names have been happy to allow their Thai partners to take out ownership solely in their names, with the male foreigner acting as a silent partner.
For Thais, now is an auspicious time as the country’s commercial banks are apparently falling over themselves to loan their compatriots funds. AD House has a number of working relationships with a few of the banks to facilitate financing.

The Characteristics
The 15.5 rai project of Bang Saray Lake and Resort, itself, is in quiet, attractive, rural location, situated approximately one kilometre from the sea and Khun Yong was at pains to inform REm that Feng Shui-wise, the resort is perfectly positioned with the sea to the front and the hills behind. He also says the project actually has Feng Shui consultants supporting the architects.
This is evident in the pure layout of the resort, which as its name suggests, is centred on an attractive five-rai lake, with the six surrounding buildings overlooking it. The lake will be stocked with fish, which are ornamental rather than for fishing! The lake will also have a number of fountains. All of which are classic Feng Shui features.
Most of those apartments towards the south will have a sea view above the third floor, though Khun Yong was honest enough to admit that he couldn’t say how long that happy state of affairs would last as he couldn’t rule out further development in the area, but he was optimistic that the views would remain unobstructed for quite some time to come.
The eight-storey buildings are to be built in an attractive Thai-Western architectural style, which should have universal appeal. Most of the apartments are relatively small by Western standards, only being 25.5sqm, but the apartments in Building A are duplexes from the second floor up, at double the size, and all the corner apartments in the other two buildings are slightly larger than standard. There are actually five sizes of corner apartments ranging from 44.62, through 56.1, 57.9, 60.7 to 69.8sqm, perfectly adequate for most tastes.
The prices range from Bt695,000 to 2,178,000, rising marginally per floor. To economise, the apartments have no embellishments and come only with painted, plastered concrete walls, with 40x40sqcm floor tiles, as is standard with most Thai developers.
However, Khun Yong will be able to arrange for contractors to come and fit built-ins at a reasonable cost and 13,000 BTU Daikin air-conditioners may be had well below the average market price of around Bt22,000 at a discounted price of Bt18,000 per unit.
All the ground floor units of each building are given over to shops, restaurants and the like and there will also be a fitness centre, as well as four ground floor swimming pools, so residents will certainly be well taken care of in that respect.
Payment terms are eminently affordable, consisting, for example, on the cheapest Bt695,000 apartment of a deposit of Bt3,500, another payment of Bt35,000 on the signing of the contract, 24 monthly payments of Bt3,500, and eight quarterly payments of Bt28,000, plus a final payment of Bt348,500. Maintenance is at Bt10 per sqm with a sinking fund payment of Bt200 per sqm.
