It’s not a part of town I’ve had cause to visit before but the Grand Condominium development on Dongtan Beach is an eye-opener, writes John Davids.
I was there to visit a semi-detached townhome owned by Canadian music lover James which is on the market at Bt 23.75m with Siam Properties of Pattaya South.
And what a delight it – and the surrounding area – is.
There is hardly a sound apart from birdsong to be heard and yet the beaches, bars and restaurants of both Jomtien and Pattaya lie only minutes away.
For those unfamiliar with the area, the Grand Condo development almost forms an “extension” of the Thepprasit Road heading towards the beach.
The townhouse I was visiting lies about 50 yards back from Dongtan Beach. Once outside the front door you are less than a minute from the beach itself.
Bright and airy
Much care and attention has been lavished on this home. Owner James has gutted it, taken it back to a shell and started again with a view to making the whole house brighter and more airy.
To achieve this he put in additional large, modern windows and removed half of one floor to give the entrance at ground level an atrium-like effect. At the entrance the ceiling is more than six metres high. The fact that the property is semi-detached helps enormously as light can filter in from the side of the house as well as front and back.
All new wiring and plumbing was put in, the floors were tiled and a European kitchen was installed. Also, there are lots of lovely touches like a shower that allows you to play your music and a spa bath in the main bedroom.
The house is arranged over four floors, five if you include the rooftop area which could easily be used to host parties. It has three bedrooms including a master that occupies a whole floor.
Although it has total privacy the owner can enjoy two outdoor sitting areas (front and back) with garden and water features plus a long side garden. The living area can be opened up to the gardens by four large sliding glass doors. The house also has five balconies, a built-in bar, steam sauna, Jacuzzi, and eight aircons.
Owner James said: “It’s not easy to find a quiet neighbourhood in Pattaya (he used to live in Soi Yomato). But this is as quiet as it gets and yet we are close to everything. There is no noise at all here at nights and no passing traffic. Restaurants on the beach tend to close early. It’s very safe here and there’s plenty of greenery around for residents to enjoy.”

The development has a communal pool which is close to the front door and some say it is on the “nicest beach in town”.
I didn’t pop out to check this claim as security measures there would have meant that I could not get back in. A keycard is needed to allow residents easy access yet keep out unwanted visitors.
The house has 400 metres of usable space which means a price tag of less than Bt 60,000 per sqm. Many of the items in it, such as the pool table and some of the paintings, can be made available to the buyer subject to negotiation. Ω
