The Sanctuary, Wong-Amat Beach, currently in the last phase of development by Daika Estate Co Ltd, was designed by top Thai architect, Ajarn Joop, aka Tosaporn Namthep.
The Sanctuary represents the pinnacle of his achievements building-wise. His other achievements include the first prize of Thai Contemporary House Design Contest of HM King Rama IX, awarded by HRH Princess Sirinthorn, the first prize of Thai Doing Thai Living Contest from the Thai Prime Minister Anun Panyarachun, the first prize of the House Design Contest and the first prize for Contemporary Home Design among The Universities of Thailand.
The architectural skills and conceptualisation which won such prestigious awards are very apparent in The Sanctuary, with its clean lines and ultra-modern appearance. Ajarn Joop says: “I try to find the right balance between the modern and antique to produce a new, original style.”
That he manifestly did in The Sanctuary, which won the Thailand Property Award for the Best Condominium, Eastern Seaboard, 2009. The owner, Dr Suebpong says of his showpiece project: “We’ve tried to create a home away from home. A place of privacy, luxury, and a unique experience. A place where families can come and enjoy the beauty of the beach without the noise of the beachgoers.”
The Sanctuary is characterised by its copious water features, fully 50 per cent of the project landscaping, designed according to Feng Shui principles. Here a lagoon, nestling among The Garden and The Crest buildings of Phase Two, tops a series of graduated, gracefully descending, stepped pools and cascading waterfalls, which flank the side of the three buildings of Phase One, called The Isle, The Trees and The Heaven, respectively, terminating in natural infinity-edge swimming pools.

Sound of running water
The gentle, soothing sound of the running water, combined with the lapping of the waves on this private stretch of Wong-Amat Beach, will ensure a supremely peaceful ambiance, conducive to longevity and a serene existence, especially at night with its ambient-lit pools and pedestal mounted Olympic-style torches.
The location of The Sanctuary epitomises the perfect placement with the hills behind and the sea in front. The broad aspect, overlooking the Gulf of Thailand, also affords unrestricted views of Koh Larn, Koh Phai and Koh Si Chang, reinforcing one’s tranquility and sense of at oneness with nature.
The psychological effect of such a perfect Feng Shui arrangement has had an indelible impact on buyers. This is evident in that this exclusive and eminently desirable, 200-unit, nine rai project, is expected to be almost sold out by its May 2010 completion date.
Investor-residents are already living in Phase One, and new buyers can move in immediately into what will be a cosmopolitan mix of Bangkok Thais, Brits, French and Russians. Due to the project’s attractiveness, those apartments not already sold are expected to be snapped up very shortly.
The placement of The Sanctuary makes any investment a certain winner, as it could hardly be better situated in terms of being on Wong-Amat Beach, certainly one of Pattaya’s most sought-after locations.
The property is also adjacent to the Sanctuary of Truth from which The Sanctuary gets its name. The small picture of it in the headline is taken from the balcony of a show unit. It makes a very impressive backdrop, visible from most of the project. Being convenient for the Bangkok motorway and all three airports makes access to the capital, on the one hand, or the Eastern Seaboard, on the other, supremely easy.
Pattaya is equally convenient for shopping, dining and entertainment, while being sufficiently far away so as not to impinge on one’s tranquility.
At the entrance to the property, The Sanctuary Phase Two, which is still under construction, is composed of two seven-storey tower condominium complexes, The Garden and The Crest, which surround the lagoon. This is where most of the apartments ready for sale are located.
In the tower condominiums, there are 120 units, from 90-250 sqm in size. By virtue of their elevated position, the majority of forward-facing or flanking apartments afford fine views over the Wong-Amat beachfront and the Gulf of Thailand.
In addition, there are eight, actual beachfront condominiums and 32 units located in the three four-storey Phase One buildings.
Ajarn Joop’s penchant for mixing Asian and Western architectural styles is apparent. All apartments have large balconies, the north-facing ones overook the descending water features and the ones at the foot of the development have access to the pool. As for the individual sizes, the apartments start at 61.23 sqm with two bedrooms, with an interim three- bedroom unit and the four-bedroom  225.72 sqm duplex penthouse completes the range, apart, that is, from the 180-degree sea-view perspective penthouse.

Price structure
Prices currently start from Bt5m, with the Bt39m unit being the most expensive. These prices reflect the developer’s wish to give value for money not only to the first investors, but towards the completion of the project and beyond, by virtue of the property’s desirability, one can be certain that the prices will rise. Accordingly, canny investors are advised to buy now to maximise the returns on their investment.
The on-site showroom is a good example of the typical superb quality, high-build standards and aesthetic lines of The Sanctuary. Every effort has been taken to take advantage of the unique placement of the project so that the sea breezes can pass unobstructed one side of some apartments to the other via the three-metre, floor-to-ceiling, sliding glass doors; the high ceiling contributing to the feeling of spaciousness. Hi-tech features abound, from the intelligent, ‘Smart home’ energy-management system, with its person-sensitive lights that only turn on when someone comes into the room, to the ultra-modern Sneck cooking utilities.
As the very epitome of a contemporary tropical lifestyle project, The Sanctuary, Wong-Amat, brings new standards of luxury and quality to Pattaya. Its resort-style ambiance will enthrall residents, both long- and short-term as well as their guests. But perhaps its most endearing is that by virtue of its impressive tranquility imparting Feng Shui features, it will actually contribute to longevity. Truly an enlightenment of the soul. Ω
