   Sedona looks to extend its reach
 
 


The Sedona Villas development of quality houses close to the Regent’s International School is looking to broaden its sales base among the city’s real estate brokers.
Until now the project has enjoyed a sole agent arrangement although introductions from other agents have always been welcome.
“This has worked well for us and helped the development get underway nicely. Benchmark have been a great help, especially on the marketing and branding aspects of the project and we look forward to continuing to work with them,” said developer Nancy Jacobs.
“But now – and I would stress this is at Benchmark’s suggestion – we are looking to broaden our sales base. We have launched an enhanced package for brokers which, we hope, will offer greater encouragement to sell our homes,” she added.
The developers expect that the ability of buyers to chose their own agent will widen the project’s appeal.
All Pattaya-based agents are being contacted including those within the Real Estate Broker Association – Eastern Seaboard (REBA-ES) of which Benchmark are members.
Benchmark managing director Gareth da Silva said: “We feel the time is right to broaden the sales base and indicated as much to the developers.
“People buy into quality and reasonable prices and Sedona has both in abundance. I’m sure sales will result from this initiative.”
The first showhouse on the project was snapped up and occupied a while back and the new showhome should be available either later this month or early in May.


Tranquil area
The Sedona project is in a very tranquil area but within a minute’s drive of Route 36 and can be found by following the signs around Lake Mabprachan.
Its location makes it a big attraction for buyers seeking a lovely family home or for investors looking for a good ROI (return on investment). “The projected return is more than seven per cent,” said Gareth. “The location of these homes is excellent and will attract interest from corporates looking to house their executives.
“The project is well placed for the industrial areas of Mabtaput, Rayong and Laem Chabang. Regent’s School is virtually on the doorstep and the other top schools at Burapha and St Andrews are a relatively short drive away.”
Gareth added: “Sedona homes are built to a very high standard. This means they will attract a lot of corporate interest.
“Corporates usually have a fixed budget for housing executives around the Bt 90-100,000 a month mark. For that sort of money they seek all the luxuries that top executives expect in their home countries.
“It’s difficult to find family homes of real quality. There has always been more demand than supply for these types of houses. So, given these monthly figures, the potential return for investors is high.”
The earlier mention of Burapha and St Andrews gives the hint that Sedona Villas is also in a good location for reaching the numerous golf courses that surround Pattaya. The Siam Plantation course and the older Siam Country Club are just minutes away.
Prices at Sedona Villas start at Bt9.9m for the Phoenix, a three-bedroom, three bathroom 222 sqm villa on a 500 sqm plot. A larger 300 sqm house – the Cimeron – with extra guest bathroom and room suitable for an office will cost Bt14m. This sits on a plot measuring 952sqm.
All houses are single storey and include European-style kitchens and landscape gardens.
Phase 1 of the development is almost complete. Last to be built in this phase will be the clubhouse which has plans to include a swimming pool, restaurant, mini mart, laundry and pool table area. Ω
