Boasting true beachfront living and affording unparalleled views over Pattaya and Wong-Amat Bays, The Cove on Wong-Amat Beach lays claim to being among the most superb resort-style projects in Pattaya, so much so that it is a prime contender in the Thailand Property Awards 2009 for the best condominium development on the Eastern Seaboard.
The Cove, with its innovational seashell design, is the inspiration of Petch Property Developments’ CEO, Itthi Chavalittamrong – the third generation of a property developing family, whose lineage stretches back to the 1940s.
The Chavalittamrong family are among the pioneers of real estate development in Pattaya, whose vision has always been to transform Pattaya into a world-class residential and tourist destination; they are certainly making a significant contribution to that goal in the form of the Cove.
Located on 7 Rai/2.75 acres of secluded, prime beachfront property, The Cove began construction in August 2008 and is due to be completed in Q1, 2010, being currently 65% finished.
As sole developers, Petch Property Developments is totally reliant on its own capital and has the financial resources accrued through nearly 70 years of wise investment, largely through leasing prestigious land plots to numerous major renowned business complexes in the city.
Petch is pledged to fulfil its guarantee to deliver an unparalleled, luxury, high-end, residential lifestyle to discerning investors, who may rest assured that the fruits of their investment will be maximised to the utmost.
Consistent prices
It is significant that whereas average price per square metre in Pattaya have recently fallen to Bt93,744/sqm*, the prices of Cove units have remained consistent at an average Bt150,000/sqm. In addition, the most recent Raimon Land Research states: “We do not expect all developers to be able to meet completion targets due to various internal and external issues in Thailand,” justifying their predictions by stating only a third of all condominiums currently launched are expected to be completed within the next two years.
Happily, REm has the assurance of Petch CEO, Itthi Chavalittamrong, that The Cove will not be among the defaulters, but will be completed as promised, most likely seven per cent ahead of schedule if current progress is sustained.
So far, 43 of the 103 units have been sold, in equal proportion, to high-end clientele, both Thai and foreigners, whose nationalities include Australians, Austrians, Belgians, British, Dutch, Israeli, and Russians; in the age-range 30-60 years, with the majority in their mid-forties. Included in this client list are several developers of other major properties in Pattaya, as well as certain Thai celebrities like Khun Sara Malakul Lane and Khun Prem of Fairtex Hotel & Gym.
The name ‘cove’ conjures up a sheltered place or recess among hills, woods etc. or a small inlet or bay where boats may shelter.
Privileged residents
In other words, the name of the project admirably epitomises a select, secluded haven, well away from the madding crowd, where privileged residents may share the sentiments of one of the UK’s most famous poets, William Wordsworth, who said in his poem, ‘Evening Walk’ –“‘Tis mine to rove through bare grey dell, high wood and pastoral cove.”
Looking at the representations of the finished project, one can easily see how closely it resembles such a favourable landscape with its surrounding lush tropical vegetation and woodland leading down to the sea, and the beach that will be for the exclusive use of The Cove’s residents, families and guests.
The futuristic, 17-storey building had Design 103 International as its architects, with the project management and engineering design by CEDA, supported by other well-known and professional consultancy firms, like August Design Consultants, who were responsible for the interior design and PL Design, who conceived the landscape design.
Consequently, buyers can be assured of a building replete with the highest quality construction material, components and finishes as befits a true high-end residence.
The imposing entrance atrium and lobby of The Cove boasts a horseshoe-shaped sculpture, where reception and concierge services will be available 24/7. From there, two glass lifts will whisk residents up to the residential areas, which are controlled by key card access, backed up by 24-hour CCTV monitoring and surveillance, as well as a team of en-site security guards.
Exceptionally spacious
The apartments themselves are exceptionally spacious, ranging from 52-565 sqm. These include one studio and two penthouses, with other apartments extending from one to four bedrooms and duplex units. Each ceiling has a generous height of 3 metres, the floors are of maka wood and all apartments have lavish balconies, ranging from 1.5-2.3 metres in width, with clear glass railings, all with 180° sea views due to the smart building design and all, except for those on the Second Floor, come equipped with a whirlpool jacuzzi by Kasch.
There is also another jacuzzi in the master bathroom by Christina and all bathrooms contain other high quality fixtures and fittings by Mogen. The kitchens are fully-furnished with electric stove, exhaust hood and sink; built-in refrigerator with separate freezer; all by Siemens/Euro Design.
To gain inspiration on how to make the best use of available space and see possible room layouts and furnishing designs, potential purchasers are encouraged to see what is available in the showroom near the development on Naklua Soi 18/1, or on-line by visiting The Cove website (details at end).
The facilities available at The Cove are, once again, exceptional. There is an underground car park with provision for almost 100 vehicles and another surface car park for visitors with 35 more spaces.
Sun loungers
Fitness-wise, a three-tiered swimming pool caters to all needs, including a full-sized adults’ pool, spa pool and a children’s paddling pool, with adjacent sun loungers on the Beach Deck.
In addition, there are two squash courts, a Clubhouse featuring a fully-equipped fitness centre, including a 50 sqm gym, locker room, steam room and sauna and last, but not least, a children’s club.
The whole development is set within extensive landscaped gardens, perfect for leisurely promenades to take in the sea breezes.
Culinary tastes
Other facilities, catering first to culinary tastes, include a bar and a BBQ deck in the clubhouse and a coffee shop in the expansive open-air Lobby Lounge with sea views; finally there is a Business Centre available with meeting facilities for those who need to give en-site business conferences or consultations.
High speed, Wi-Fi Internet facilities are provided literally everywhere, from the individual apartments and in the main building to the landscaped gardens and pool areas, ensuring constant access. There is also free cable TV with international channels.
Payment terms are extremely flexible and there is also the provision of housing loan facilities in co-ordination with a national bank up to 50 per cent on a property bargain, which is widely considered exceptionally good value for money.
For those who require to rent out apartments, there is a management system in place, but it is more than likely that most buyers will prefer to actually live in The Cove, or to travel down, probably from Bangkok, to use their apartments for the weekends.
However, as an indication for those who do wish to buy-to-let, annual rental returns are predicted to be approximately
Bt 600,000 (Studio) – Bt 1,500,000 (3 Bedroom) and capital appreciation has already been significant, despite the short length of time of construction, with expectations of even higher returns in the future, following completion.
Finally, for the ease of mind of those who have already bought off-plan, monthly construction updates are sent via e-card to buyers.
Interested purchasers can see what is on offer by going along to the showroom in Naklua Soi 18/1, which is open seven days a week.
There, The Cove’s sales and marketing manager, Jens Klein, and his staff are on hand to answer all your queries, explain such niceties as payment plans and give you all the sales information you may require to make the informed investment of a lifetime. Ω
