When we launched the Showhouse Showcase series it was our intention to feature just that – showhouses, writes John Davids.
But this month, in a departure from the norm, we have decided to feature just one property that’s on the market. It’s no ordinary property. It’s a penthouse on the 29/30th floor of the Jomtien Plaza Condotel on the corner at the very start of Jomtien Beach Road coming from the Pattaya end.
You only need to look at the pictures to get an idea of the views that can be taken in from this duplex condo. They compare favourably with those from any other high-rise in the area.
Jomtien Plaza itself was put up in the early ’90s so some of the exterior is starting to show signs of wear and tear. But a substantial sinking fund has been established to give the building an overhaul.
Work has already been completed on a whole new swimming pool and deck area. Next are the common areas.
Complete refit
This penthouse is one of only four in the building. It has recently undergone a complete refit – windows, ceilings, piping, wiring – you name it, it’s been done.
The only thing that the apartment hasn’t got now is a kitchen.
We understand that if someone meets the asking price the owner will install a kitchen of the buyer’s choice to help seal the deal.
Obviously it’s a bargaining chip if you don’t want the kitchen put in. All the furniture you see in the pictures is also included in the Bt 22.5m asking price (less than 80,000 per sqm). Is it a price that compares well with similar properties, I asked?
Well, first you would struggle to find anything similar was the reply though I did form the impression that the owner thought the asking price represented very good value.
What’s included?
What do you get for the money?
Well, 289 sqm of space for a start. Most of the 29th floor is open plan with a large storage area neatly tucked behind the stairs.
Upstairs on the 30th floor are three bedrooms, all en suite. The master bedroom has a jacuzzi bath in it with great views over Jomtien Beach. Those sitting in the bath can look up into a large void that form part of the pyramid shape that can be seen at the very top of the building. It’s a special spot in a special apartment.
Like what you see but want to try before you buy? Well the owner is open to the idea of letting the apartment short term – even for just a night at Bt 9,900. The monthly rate is in the region of
Bt 120,000.
