Utmost privacy, unrivalled luxury and pure tranquillity ... is how the publicity for The Pool House project describes the picturesque development of 24 houses and a condominium building called ‘The Mansion’ (pictured alongside), being developed by the Pacific 2 Company, with an expected completion date one year hence.
The Pool House is in a peaceful side soi at the seaward end of Thepprasit Road, with virtually no other developments nearby. Being just off Thepprasit Road gives residents ample access to Jomtien Beach, Pattaya and Sukhumvit Road, where the national road network can be picked up.
The development itself is a gated community with high walls and a sturdy gate with 24/7 security, as well as CCTV. There is a rectangular 10 metre-wide road running around the central portion, with all electrical cables hidden underground.
Harmonious existence
The houses are spaciously laid out around a central pond, set in a park, giving one a clue to the fact that the architect employed Feng Shui in his conceptual designs of both the estate and the houses. This fact alone gives the project an added dimension, which guarantees a peaceful, harmonious existence, conducing to the “relaxation of mind, body and soul,” as their publicity puts it.
As well as Feng Shui, the architect set out to create houses which epitomise a laid-back lifestyle, each house having a landscaped garden and private pool (hence the project name), high ceilings, spacious rooms and an outside terrace to allow residents to entertain in comfort, throw barbecue parties, have family get-togethers and generally have an enjoyable lifestyle.
The land plot sizes range from a relatively compact 252.56 sqm/63.22 sqw to a generous 858.28sqm/214.57 sqw, enabling a wide choice. The architectural style of the houses is a charming, contemporary mix of the best features of Oriental and Western living, but generally adheres to an open-plan layout, ensuring mixed couple will feel entirely at home. There are essentially four distinct house types: A-D, of one or two storeys, with between two to four bedrooms. The houses are inevitably tied to land plots, but because of the wide variety of plot sizes, the choice of how much ground residents surround themselves with is dependent upon personal preference and/or budgetary considerations.
The smallest house, Type D, is one storey high and has a floor area of 200.17 sqm, with two bedrooms and two bathrooms en suite. This is seen top right on facing page. The progression down the page is from Type D to Type A.
The combined dining room and kitchen is separated from the living room only by furniture items, allowing flexibility of function and choice. The pool has a flanking terrace at the rear of the house, while the frontal roofed open-sided garage also has an adjacent terrace. The roofs have generous overhangs for shade and comfort. There is also a mezzanine between the two roofs to give an added living dimension.
Next in progression is house Type C, which is also a one storey residence, but very different in design and layout, having a wider frontal section. This house has a floor area of 239.84 sqm, and also comes with two bedrooms and two bathrooms en suite.
Inset jacuzzi
This time the kitchen is separate, also containing a pantry and storage room, while the dining room and living room are open-plan, with a corridor leading to the sleeping quarters. The pool has an inset jacuzzi, as well as an adjoining terrace. There is also a large frontal terrace to the house. This time, the garage, which is all-enclosed, is at the right-hand side of the house. House Type C also has generous roof overhangs.
House Type B has two storeys, and is very distinct in design and layout. This house has a floor area of 241.17sqm, and comes with three bedrooms and three bathrooms en suite, with the addition of a downstairs restroom.
This time the bedrooms are on the right-hand side of the house; the master bedroom downstairs, linked once more to the main rooms by a corridor. The kitchen, dining and living room are open-plan, though the corridor entrance gives the living room a separate feel. The pool has a flanking terrace. The frontal terrace is located on left-hand side of the house, while the all-enclosed garage is on the right. House Type B also has generous overhangs on its very distinctive roofs, as well as a mezzanine and a first floor balcony.
House Type A, the premier style, also has two storeys, and is the most distinctive in design and layout. This house has a lavish floor area of 501.5 sqm, and comes with four bedrooms and four bathrooms en suite, with the addition of a downstairs bathroom and restroom, adjacent to the maid’s room.
This time, the bedrooms are spread across the width of the house; the master bedroom being downstairs, on the left-hand side of the house, with a walk-in closet. This house type has two corridors, one upstairs with the three bedrooms off it, and the other downstairs, behind the garage.
The kitchen is a separate room, with both the dining and living room having their own alcoves, though still open-plan. Next to the dining room is a laundry and a pantry. House Type A has the largest pool of all the houses, having the title of ‘The Grand Pool’.
Apart from its larger size, it also has a pavilion towards the rear, while this time the terrace is smaller and at the front of the pool. There is also a pavilion and a balcony on the first floor.
The frontal terrace is located on right-hand side of the house, near the all-enclosed garage. House Type A, in common with the other houses, has generous overhangs on its very distinctive roofs.
The house prices range from Bt2,278,000 for the cheapest, D10, which is a smaller version of Type D, only having a floor area of 134 sqm to the most expensive Type A, retailing at Bt7.3 million.
However, added to the price of the house is the cost of the land, which depends on the size you choose. The houses come unfurnished and undecorated; however, should one wish to save oneself the hassle of decorating and buying furniture, there is an all-inclusive decorating and furniture package, which costs Bt2,991,399. To give you an idea of the overall 3-in-1 package for a Type C house, for example, the relevant prices are Bt5,471,800 (436 sqm land plot) + Bt5.059 million (house) + Bt2,991,399 (decor and furniture) = Bt13,522,199.
Land choices
So far, four houses have been built and three sold. There is a showhouse on site, where sales staff will willingly show you what is on offer and give you a breakdown of the complexities of land choices, as well as means of payment.
As for the Mansion apartments, they cover an area of 23 sqw in total. Each apartment is 5m wide, with a unit size of 214sqm and they individually contain three bedrooms and three bathrooms; retailing at Bt2.99 million. There are various special offers on all the properties, depending on the developers, which can be discussed with the sales staff on site.
