   Showhomes are selling fast at secluded spot
 
 


At some stage in a project’s development the showhome gets sold. But, in the case of Sedona Villa it has happened twice over and already a third is planned, writes John Davids.
Yes, the first showhome featured on these pages has gone and has been occupied by the new owner. The second is still about six weeks from completion and already it has been snapped up.
So now a third is planned. Maybe the developers are just presenting these executive villas too well. Although Gareth da Silva, managing director of exclusive agents Benchmark Properties, puts the sales success down to a combination of quality and value for money!
“We have an arrangement with the buyer of the second showhome that we can continue to show it,” said Gareth.

Same quality
“The third home will probably feature one of the smaller properties planned for the village – the Phoenix, a three-bedroomed version of the big first showhome.”
The first showhome is a three-bedroom villa but the number moves up to four when you take in the guesthouse that comes with it. The first showhouse also features a sala next to the pool which will not be seen on showhome No 3.
“The three-bedroom villa will be the same as the others in terms of quality,” said Gareth.
But the price is markedly different at just under Bt10m compared to around the Bt20m mark for the bigger of the 20 planned villas. This will have five bedrooms and occupy about a rai.
Sedona is being built in three phases and plots in Phase Two are now being released.
“Phase One is 10-12 months from completion,” said Gareth.

Escape the city
Sedona lies out close to Highway 36 near to the international school. As such it represents a chance to escape the excesses of the city. “It’s a unique product not easy to find in that area,” said Gareth.
“The project will have a nice clubhouse which will feature a swimming pool, a restaurant, gym, pool table area, children’s play area and a minimart.”

The agents enjoy a close relationship with the developers.
“We were involved from the start,” said Gareth, “and we made suggestions regarding the branding and marketing. We also worked closely with the developers to create the website and its content.”
Benchmark is in discussions with the Siam Legal law firm to look at offering a legal package covering such things as due diligence, company set-up, contracts and transfers “at a reasonable cost”.
