eights Holdings (HH) are developers with considerable financial backing and now they are using this “money muscle” to the advantage of customers, brokers and, of course, themselves, writes John Davids.
The company is offering a finance package which they consider unique and represents real added value. I am not aware of a similar one. It entails putting down a deposit of as little as Bt 495,000 and paying off the balance interest-free over the next 10 years.
The offer applies to all of HH’s properties – including those already built and those, such as Laguna Heights (see page 38), due to complete in the near future.

Deposits vary
The size of the deposit does relate to the overall price of an apartment. For example, at Club Royal (see pictures of site progress and how it will look) the deposit on a 33 sqm studio is Bt 495,000 followed by 120 payments of Bt 15,125; a two-bedroom 75 sqm apartment at Laguna Heights requires a deposit of Bt 1,485,000 with 120 payments of 42,625.
So it’s best that you contact HH (see end of story) to get the full lowdown on what is involved.
A spokesman for HH told me this financial package has very real advantages for customers.
He said: “Buyers don’t have to go through all the hassle they would encounter if they try to get a bank loan. This is a real bonus.
“Also, age is not a factor with us. It would be with a bank loan. Banks are only prepared to allow repayments up to the age of 60 so anyone who is more than 50 would not be able to get a 10 year loan with a bank; they can with us. It’s a very easy process that doesn’t involve lots of paperwork unlike many things in Thailand.

Self-financed
“The 0 per cent interest offer is on all our projects. We are able to do this because we are self-financed. We are well backed with capital to provide such a unique plan to our customers. This offer is a sure demonstration of our financial strength.
“We think we are the only developer in Pattaya providing finance for up to 10 years.”
He added: “We are getting very good feedback from both customers and agents. Customers say they find the plan very flexible and easy; agents are enthusiastic because the selling process if made more easy for them.
“We are getting quite a few multiple sales because investors realise that instead of, say, paying Bt2m for one unit, they could, should they wish, put a deposit on four units.”
HH are also offering guaranteed rental income on certain units which means, that initially, at least, repayments on the loan are guaranteed. Ω

The Laguna Heights project in Soi 16 of the Wong-Amat Beach area is fast nearing completion.
It should be ready at the end of the first quarter of next year.
As our pictures show the skeleton of the building is very close to being finished and the views from the area where the rooftop pool will be sited are stunning.
The architectural part is at the fine tuning stage. Work is starting soon on the interiors. All the electrics, including the air conditioners, and sanitaryware will begin to be installed as this magazine goes to press.
