......French chic will combine with the best of Oriental crafts when the St Tropez is built at The Beaches complex in Bang Saray, writes John Davids.
Yes, Gallic flair will meet Thai mysticism at the 147-unit residences in the multi-billion baht project.
The Beaches will have European-style cafés dotted along its boardwalk which will offer eateries ranging from simple, quick food to haute cuisine.
“The St Tropez will be the closest of our four hotels to the beach and will be the most private,” said George Morgan, VP sales and marketing of developers Pacific Shore Developments.
Although the project will be built in stages – with the water-park being the first phase – the St Tropez will be built at the same time as the other three hotels “so our investors don’t sit in a building site,” George added.
George says that it is important to get the water-park up and running first.
“The water-park equals immediate revenue. At present we plan to charge 800 baht per person for a full-day visit. That’s with unlimited access to all the rides.
“We hope to attract 2,000 visitors daily. Add food and beverages to that admission charge and you get an idea of the turnover we can anticipate from the water-park alone.”
Reports suggest that hotels with water-parks fare better. In 2007 US water-park hotel room occupancy grew 20.9 per cent compared to 1.4 per cent for others.
George went on to explain the investment proposal at the St Tropez. “We like to regard the people who buy as shareholders. For being a shareholder they receive 30 free days in their unit. If they wish to stay longer they can stay in the hotel at much reduced rates,” he said.
By keeping occupancy at the 30-day level the hotel is then free to rent the rooms out for the other 335 days. For this consideration the shareholders are guaranteed a six per cent per annum return on their investment, which starts at Bt10.9m for a 65sqm unit.
This six per cent is for the first five years following the hotel opening. Thereafter they will receive 30 per cent of the room rate.
The hotel boasts many nice touches. The one that particularly appeals is the butler service. The butler will get to know the shareholders’ preferences and cater for them.
For example, should shareholders wish to leave clothes at the St Tropez between visits the butler will photograph then store them. When guests return the photos are consulted and the clothes returned to their original spot.
