    The Cove of delights..
 
 

...... It looks like a model from the set for a futuristic film such as Bladerunner, but the design of “The Cove” is not the product of a film-maker’s imagination. It’s for real and it is taking shape on Wong-Amat Beach (Soi 18/1) in North Pattaya.
When choosing the shape of the building, the developer was inspired by a majestic sea shell, which is quite different to anything seen in the Pattaya area or, for that matter, anywhere else in Thailand.
With 18 floors, and a total of 103 spacious units, this is a huge ultra-modern five-star condominium in a new, up-market design.
It has hardly any studios, but instead focuses on large single bedroom apartments from 92 sq m, right up to five-bedroom penthouse-style residences with an unusually large size of 565 sq m.
There is a wide selection of 26 different room types to chose from, with the focus on large balconies with clear glass railings providing all units with 100% sea views, all planned by professionals with decades of design experience. All balconies are equipped with a spacious “Kasch” whirlpool.
Other noticeable differences are that there is a large amount of land set aside for large trees, (some of which are already naturally occurring), leisure and park areas, as well as an arcade for selected “brand name” shopping in a relaxed garden atmosphere.
There are three separate pools – one for adults, a huge Jacuzzi and a big kids’ pool. Poolside amenities are particularly impressive, with plenty of sun decks to supplement the idyllic sandy beach, which is surrounded
by trees. Ω

The Cove condominium has several points worth noting, but here we mention four:

Lifestyle
The good looks and new design features offer a better lifestyle, and will bring residential developments in Pattaya to the next level. The developers have opted to focus on luxury, comfort and security as the most important features.

Location
The project is located in a quiet area, with direct sea views and is very close to the ocean and a private beach, but it is also still close enough to the city.

Risk free
The investment capital is generated from the developer’s own assets. They do not take loans from banks, plus the land is clear of all financial restrictions. Buyers are only paying 34 per cent of the total unit price until the completion whereby the remaining 66 per cent of the total unit price are payable when transferring the ownership /title deed.

Right Price
These residences are price competitive in comparison with other similar projects, because they are offering an exclusive location and several additional outstanding amenities in the same range.


Cove developers have history as landowners
Back in the 1940s land grants were awarded to people of vision as this was considered the best way to get areas developed into worthwhile projects.
So it was that when Khun Prinya and his wife Khunying Boonsiri Chavalittamrong were officials within the Government, he was appointed as Governor of Chonburi Province in Thailand and land was granted to them.
From this base their son Professor Dr Burana Chavalittamrong carried on the family tradition of land investment leading to his family owning real estate in Bangkok, Hua Hin and, most of all, in Pattaya.
To his father went the prestigious unofficial title of “The Landlord of Pattaya”, with more than 1,000 rai in his possession. Today many of the city’s big hotels and prestigious businesses are sited on this land on long term rentals.
Professor Burana Chavalittamrong added to the family’s land bank and this led to the formation of the “Wealthy Land Company”. Even after his retirement he maintains an interest in real estate by purchasing and refurbishing properties for re-sale.
Professor Dr Burana’s youngest son Khun Itthi Chavalittamrong, dreamed of developing some of the family’s land in Pattaya by himself, and with such a huge bank of land available, he felt the time had come to make the bold move into the property development business.
It was a matter of deciding what to build and where to start construction, and their large allotment of land directly on Wong Amat Beach was ideal.
It had many advantages, such as its own beach, a nice level area for a large high rise residential building, plus extra land at the back for further development. To obtain the best possible design, the well known Bangkok design company, 103 International, were contracted. They have an exceptional track record, having won not only many Thai awards, but also an award in Dubai for design on the famous Palm Island project.

The future
Khun Itthi is already working on his second dream of constructing a combination six-star low rise/high rise condominium complex on the southern side of The Cove, which is sure to have wide appeal. On another family-owned plot, the construction of a high-rise condominium, “The Bay”, will begin pre-sales later next year.
This will have terrific city and sea views and is close to North Pattaya’s Tesco-Lotus.
It is worth mentioning that shuttle bus services will be provided on all of these projects.
So all this begs the question: How can a private family company take on so much?
The answer is that they are financially very powerful, and are proceeding at high speed, because they are not relying on purchaser’s deposits to finance the construction phases.
