......Hot of the heels of their success with the Baan Natcha development, the Watcharin Group are just a few weeks away from the launch party for their new Poompatta luxury condo development, writes John Davids.
The Baan Natcha housing village is an obvious winner – with just a handful of units still to be sold. So why the switch to condominiums? I asked.
Watcharin boss Suthep Srisomboon said: “Because of the amount of land single houses occupy, they can be expensive. We are developing a prime piece of land close to all North Pattaya’s amenities. Building 79 condos on the plot allows us to make good use of the land while making the price of the individual units affordable.
“At Bt48,000 per square metre we believe there is nothing else that can compare in the area around Poompatta. We are cheaper than other developers.”
Pre-sales discounts of 15 per cent are available on the first 10 units sold. When these discounts are taken into account the prices range from a little more than Bt2.5m for a one-bedroom unit;
a two-bedroom would be just under Bt6m.
Given the location, just off Third Road, the quality of the materials used as standard and the low prices, Watcharin are confident of success. They are also offering easy finance payments which should make it even more attractive to prospective buyers.
The posts for Building A will start to go into the ground in March with an anticipated completion date some 20 months down the line late in 2010. Two buildings are planned and permission for the second is expected to be granted shortly. Building B will complete four months after the first one.
Construction is a relatively new business for Khun Suthep and his family. “My father had a boating business and my mother was a landscaper,” said Khun Suthep. “I look after those businesses now in addition to the building developments.”
He added: “We want to build something beautiful that will touch the hearts of our customers.”
Poompatta will have a 35 x 18 metre pool with waterfalls as part of the plan to have natural surroundings in the middle of the city. There will also be a business centre, gym and children’s playground included. Ω
