   Apus ‘tops out’ and offers EXTRA Smart
 
 


Since January Soi Yumae (the soi that runs alongside Carrefour) has been a hive of activity as developers Warrejinda and Wareesap have embarked on the construction of their brand new project Apus Condominium.
With more than 100 full-time workers on-site in two, 12-hour shifts, this project has caused a very positive ripple around town. In 12 short months this once barren city land has been transformed into prime real estate, with all 12 retail units being completed and at the time of writing both buildings A and B have topped out and shells completed. This privately funded project is also ahead of schedule with completion expected next August.
Apus Condominium is a high-tech modern concept with two low-rise buildings of seven floors housing a total of 158 units overlooking the large freeform saltwater pool and gardens.
The project sits on an impressive four rai, which is very unusual for City living projects where in most cases a similar amount of units are crammed into land parcels half the size.
So Apus is modern, bright and fresh, the one corridor design means that every unit overlooks the huge saltwater swimming pool and tropical gardens, and the modern glass balconies and large windows certainly help give this project a more luxurious feel than a lot of projects in a similar price range.
Naturally with any quality project, underground parking, CCTV, patrolling security, semi-private elevators, fully equipped fitness rooms and luxuriously appointed lobbies are all found within this project. Apus is selling fast but full freehold foreign ownership is still available.

EXTRA Smart
Apus have never really followed the rules with this project, and have done things differently. Initially only marketing to the Thai domestic market, then in July, despite the economic downturn, they created a very innovative marketing campaign via print media, billboards and social networking sites, as well as their website which has been overhauled no less than three times in the past six months.
Now they have launched some very interesting package promotions, so we sat down with marketing director Jason Payne to find out more about “Extra Smart”.
Jason explained: “EXTRA Smart are our new interior packages. We have looked at the market and most projects in a similar price range offer the standard, kitchen, A/C and luxury bathrooms, tiled floors and painted cement rendered walls. So, we have decided to take things a lot further.
“Our rooms will be finished to a standard not normally seen in this price range. Units will be finished with silk, mirror and glass wall-coverings, built-in and walk-in wardrobes, Thai silk feature headboards in the bedrooms with wall-mounted side tables.
“Units will also have Smart Key Entry, automated LED lighting systems, touch pad light switches.”
Jason advised that prices would be Bt 62,000 per sqm for the ground floors scaling to just Bt 68,000 per sqm for prime seventh floor units.
Interestingly Apus is very open when it comes to room options.
Jason continued: “We are happy to work with potential purchasers to assist making the decision process as easy as possible for them. Should they want a full furniture package we will cost a package to their needs. If, when viewing our showrooms, a client expresses a preference not to have our full interior design package and just take a basic room (similar to other projects) then we will adjust the unit price accordingly.
“If a client would like a basic shell and finish to their needs, we will be happy to accommodate. Our price lists are a guide and a starting point in the negotiation process, what we are trying to achieve with this flexible approach is to take away the ‘how much per sqm’ and ‘how much will you discount’.
“So many times a customer views a showroom, takes a price list and that’s it, they have no real idea of what options are available to them, or what they actually get for the price, which in some cases can be a surprise once the unit has been completed.
“We want clients to view our showroom, construction progress and prices. But, just as important, also tell us their wants or needs. If after the presentation by our sales staff there are still things that a client wishes to discuss, they can contact me direct where I will be happy to tailor-make a room package specific to their needs. Every client is different and so our room packages and options can be too.
“That’s what EXTRA Smart is.”
