The first things that strike you when visiting The One Villas development are the peace, quiet and spaciousness, writes John Davids.
The roads are wide, the houses are not too close together and the room sizes are generous.
The project lies outside Pattaya towards Bang Saray. Follow the Sukhumvit south and take a left after the Thai-Austrian Technical College. Follow the signs until you take a right turn that leads up to it.
The One Villas is relatively new but, already, several of the showhomes are complete. In total the project will have five house types – the Chanpa, Benchamas, Ratree, Chaba and Phakakrong.

Each has a pool
All plots incorporate a pool and the homes have either two or three bedrooms although the designs are sufficiently flexible to incorporate a fourth, if required. Living areas are generous, varying in size from 185 to 220 sqm and plot sizes range from 140-180 sqw.
“Weather permitting, we can build any of the houses in a little more than three months from sign up,” said Sebastian Le Guyader, marketing manager of developers P Rich, the Bangkok-based Pacific Rim Rich Group.
The showhomes are, of course, available to buy fully furnished but offer less flexibility than if you buy a house that still needs to be started. For example, some buyers may choose to specify full-length French windows opening out onto the pool area. The showhomes do not contain these, but they could be incorporated at additional cost.
“We can put in an extra bedroom or an office, or a bigger pool,” added Sebastian. “We can be very flexible. We believe the customer should have choices.”
He continued: ‘We have brought prices down to reflect the market conditions and we think the homes now represent even better value for money.”
Prices start at Bt 5.8m for a two-bedroom house and the prices for three bedrooms is not a lot more. You can get a fully furnished house for Bt 6.8m.
The beach at Baan Amphur is close by – as is the Phoenix golf course – and the area is great for those with the energy to want to tour on bicycles. Ω
