Luxury and privacy are among the foremost impressions that strike you about Baan Talay, Pattaya’s most prestigious beachfront development; true beachfront, what’s more, not merely aspirations towards it.
The almost private beach extends for 140 metres, overlooking the tranquil waters of Bang Saray Bay. The layout of the estate has been astutely planned so that all the villas in the development have a sea view.
The meandering sweep of the gently downward-sloping road, like the spine of a dragon, which is what the estate most resembles, allows a stepping-down contour effect so that no single villa entirely obscures the views of the others.
The individual plot sizes also conduce to a feeling of spaciousness, so that none of the envisaged 68 villas on the 52 rai estate will feel hemmed in, but, on the contrary, have sufficient distance between them so that each is supremely private.
The project was started in October of 2004 and is expected to be complete in October 2010.
Baan Talay, an AEH development, is located in an ideal situation; right on Sukhumvit Road, giving instant access to the national highway network.

Easy access
This means the estate is readily accessible from both Bangkok, now the Chonburi Bypass is complete, and the Eastern Seaboard, with its recreational facilities in the form of numerous golf courses, natural attractions and industrial estate workplaces, as well as both Suvarnabhumi and U-Tapao airports.
So convenient is it for the capital, in fact, that many of the residents of Baan Talay actually live in Bangkok during the week, having bought properties on the estate just so they can escape the hustle and bustle of the capital, and seek the welcome relaxation and tranquillity that the estate affords for weekends and holidays.
The estate is also a short drive away from Ocean Marina for boating enthusiasts, Jomtien Beach with its myriad water sports and fine dining restaurants and Pattaya with its exotic nightlife and, now, extensive shopping facilities.
Baan Talay is also well served by at least three international schools relatively near at hand for the education of the children.
Feng Shui was obviously a concept foremost in the architect’s mind as he placed the estate in the ideal position of the sea to the fore and the hills behind.
Numerous other aspects bear out this ancient Chinese method of harmonising the environment, like the lavish water features, with which the project abounds, from canals to pools in the park zone, with central fountains, and the water channels flanking the clubhouse.
The clubhouse also contains the 35-metre, infinity-edge swimming pool, which gives an aspect of apparently seamless blending of pool and sea, stretching to the horizon, with pool-flanking seahorses in dragon-like postures, spouting water to reinforce the Feng Shui-style atmosphere.
Added to this, numerous trees dot the landscape, giving it a natural, welcoming ambiance, undisturbed by obtrusive electricity pylons as all electrical wiring is carried underground.

Integral pools
The villas are designed in a style that is reminiscent of American airy, open-plan, spaciousness, combined with the Thai appreciation for balconies, terraces and integral swimming pools.
They all have lavish gardens, sporting tropical vegetation and surrounding walls, topped with fences, to assure a sense of privacy and security. Three styles of villa, all two-storey, are currently available: types E, F and D+.
Type E has a living space of 379sqm, two bedrooms, four bathrooms, a living room, dining room, kitchen and maid’s quarters. The two wings of the villa, which house the living, and dining rooms, respectively, flank the swimming pool with its adjoining outside terrace in the central portion of the house.
Both the master bedroom and its companion have en-suite bathrooms and external balconies, solely accessible from the bedrooms, shaded from the sun by roof overhangs. There is also an integral garage, providing parking space for two vehicles. This makes a perfect starter home for a small family.
Type F has a living space of 495sqm, two bedrooms, four bathrooms, a multi-purpose room, living room, dining room, kitchen and maid’s quarters.
Once again, the two wings of the villa, housing the living, and dining rooms, flank the swimming pool with its adjoining outside terrace in the central portion of the house. However, here the two wings are individually offset in a C-shape, to maximise the view afforded, especially from the bedrooms.

Additional terrace
The master bedroom and its companion, with en-suite bathrooms, again have external balconies, accessible from the bedrooms, and are shaded from the sun by roof overhangs, but this time the balconies are not so large. The Type F villas, however, have an additional terrace on the roof. Instead of an integral garage, there is an external parking space provided for two vehicles towards the rear of the villa. This type of villa might be more suitable for a growing family.
Type D+, the most lavish type of villa currently available, has a living space of 590sqm, three bedrooms, six bathrooms, a living room, dining room, kitchen and maid’s quarters.
The swimming pool is once more flanked, on one side by the living room, but this time a patio forms the other flanking side, with the dining room set back slightly.
The overall intention in this style of villa is to give a more spacious feel, with more open spaces. The upper floor contains not only the three bedrooms, again with en-suite bathrooms, but also sizeable patios accessible from the bedrooms.

Larger family
Once again there is an additional terrace on the roof, but this time, considerably larger than that of Type F. There is also an integral garage, providing parking space for two vehicles. This type of villa is suitable for a larger family, particularly those with a penchant for entertaining and throwing lavish parties.
The clubhouse, which also accommodates the administrative and sales offices, is available for the use of all residents, their families and guests.
Facilities exist to throw lavish parties and BBQs using the upper deck of the clubhouse, including a snack bar and covered seating area, which serves equally well to shade those perusing the pool and its occupants at other times.
Amenities, other than those just described, include a state-of-the-art gym and fitness room, sauna and steam room, with ample facilities for conferences or meetings in the upper enclosed room.
Security is very tight, with patrols 24/7 estate-wide, and no unwelcome visitors can expect to penetrate the front gate. In addition, to this there are numerous CCTV cameras providing continuous surveillance.
The prices of the villas range from Bt20m to Bt75m. There was an even more expensive and most lavish villa, but that is no longer available.
Individual land plots are still available, adjacent to some villas should buyers with to extend their properties or have larger gardens, as some have already done.

Buy a plot
Individual plots can also be bought and one’s own architect employed, with the proviso that the villa built is in keeping with the architectural styles of the other villas on the estate.
Some villas are also available for rent from Bt150,000 per month, upwards. There is a management scheme in place to deal with such matters should residents feel the need to rent out their villas, short- or long-term, and a Juristic person will be available from earlier next year.
As a haven of peace and tranquillity, far from the madding crowds, offering a lifestyle virtually unmatched in the area, Baan Talay is superb; a feature which has not gone unnoticed and has served to attract its growing number of residents, both Thai and foreign.
