Like most people my first experience of Baan Chang was as a result of visiting one of its golf courses, writes John Davids.
This was about three years back and it has changed a lot since. But still the town manages to retain a air of peaceful calm and this is in evidence when you visit the Payoon Green Village just a kilometre before you reach Baan Chang’s unspoiled Payoon Beach.

First phase of the development is drawing to a conclusion with 90 per cent of the 98 plots already bought. Another 92 units will be added and, already, three of these have been sold.

As the name suggests, the estate prides itself on offering environmentally friendly aspects.
For example, K-blocks are used extensively in the construction. These building blocks help keep the noise and heat out of the house thus keeping the air conditioning bills down.
Slats underneath the roof allow the air to flow in the roof area where foil has been used under the roof tiling to keep the heat from penetrating into the house. In addition special glass that allows good lighting but reflects the heat away is used on all windows.
Sea breezes are generally from the west so the estate avoids pollution from Mabtaput and other local build-up areas.

“We are just 30 kilometres from Rayong and 50 from Pattaya,” was Pinyo’s reply. Also extensive food shopping is close at hand at the large Tesco/Lotus store at Sattahip.
The estate has six different types of house ranging from a single-storey on a plot of 256 sqm at Bt 2,280,000 to a two-storey on 304 sqm priced at Bt3,600,00. All houses contain three bedrooms but the actual sizes of the rooms differs considerably. I liked the style that had a large upstairs landing suitable for a home office to be set up on it.
Amenities on site include a communal swimming pool, clubhouse, fitness room, basketball and futsal courts and a playground with tasteful landscaping.
Financing to help foreigners who find it difficult to get a bank loan is also available. Ω
